When should I start looking for an apartment or rental home?

After completion of the initial 12-month lease term, our tenants are required to give 30 days notice of their intent to move.  We recommend calling us 1-2 months prior to your intended move.  Our rentals go quickly, so with a paid deposit, units can be reserved for up to 2 weeks prior to moving in.

What types of rentals does Hood Realty offer?

We have a large inventory of studio apartments up to 6 bedroom homes at a variety of locations around the Huntington area.

I’m not interested in student housing and would prefer a quieter living situation. Do you have any properties for me?

Hood Realty does not own traditional student housing.  While several of our locations are within walking distance to Marshall University, our tenants tend to desire the quieter environment of living in predominantly single-family home neighborhoods.  Of course, students are always welcome and we have a large variety of options to meet everyone’s needs.

I am young and don’t have any credit history. What processes do my parents or responsible adult need to take in order for me to reserve an apartment?

We ask that your parents fully complete the Guaranty of Lease, which requires their signature and notarization. The Guaranty of Lease form is available for download on this website.

Where is the closest public transportation?

The Tristate Transit Authority (TTA) has stops that are very close to each of our properties.

What does the nonrefundable portion of my security deposit cover?

We retain a portion of your security deposit. This nonrefundable amount is specifically for the painting and carpet cleaning of your apartment at move-out. You are still responsible for cleaning your apartment prior to turning in your keys.

I can’t move in immediately. Can I reserve the apartment I want?

A rental may be held for up to 2 weeks.  In order to reserve your apartment, we require a completed Application form, a $25 application fee, and a deposit equal to one month's rent. The deposit will be held as your Security Deposit when you sign your lease.

When can I fill out a housing application?

Applications are available for download on this site, during the viewing process or at our office.  All Hood Realty tenants must pass a credit and background check.  There is an application fee of $25 to cover this expense and/or a reference check at our option.

What is the process to see an apartment if I am a Prospective Tenant?

Does Hood Realty accept Financial Aid?

If you are on any Financial Aid or Student Loan program and using it for housing please see our management team directly about arranging payments

Can I have guests come to stay with me?

Yes, for a reasonable period of time.  However, no one other than persons on the lease agreement shall reside in the property.  At all times, the lessee is responsible for the conduct of their guests.

Can I smoke?

All properties are non-smoking.  If a lessee or guest chooses to smoke, they may do so outside of the building as long as the cigarette butts are disposed of in an appropriate trash receptacle.

Can I have pets?

Hood Realty does not allow pets.

How do I pay my rent?

Rent may be paid via check, money order, cashier's check or online via this website. You may pay your rent in advance at your option.

How long is the lease?

All lease terms are for 12 months with 12 monthly installments of rent starting from the beginning of your lease.  In most cases, a new 12-month lease signing is not necessary at the end of the original lease term.  The majority of Hood Realty leases begin month-to-month terms after the initial 12-month term.  In the case of larger homes and condos, yearly lease signings may be required.

Can I sublet my apartment?

No.  Hood Realty strictly prohibits the assignment of rental units.

Is Parking included?

The vast majority of properties provide off-street parking.  Some even have designated parking spots or covered parking.  In some instances, however, street parking is all that is available.  That will always be discussed prior to lease signing.

What if I need maintenance in my apartment?

Hood Realty has several maintenance personnel, along with several licensed contractors with which we work closely.  At lease signing, all tenants are provided contact information for multiple people on staff, including after hours cell numbers.  Calls to the main office and emails to [email protected] are also welcome.

Are there Washers and Dryers located on the properties?

Laundry access varies by property location.  Some have a washer and dryer hookup inside each unit.  Others have coin operated and laundry on site.  And still others have no laundry access.  Rental rates reflect the amenities available at each location.

Are Utilities included?

Apartments and homes vary in what is, or is not, included. Please check the detailed description for each location to determine what is included with each property.

What size rentals are available through Hood Realty?

How close are Hood Realty properties to Marshall University, Ritter Park and the hospitals?

The vast majority of our properties are located on the south side of Huntington and downtown.  Most are within blocks of Ritter Park and less than 1 mile from the Marshall campus and Cabell Huntington Hospital.  Other locations include East Pea Ridge and Timberlake.
